AEI Consultants is proud to announce its pre-qualification with Fannie Mae for providing High Performance Building (HPB) reports. AEI can help lenders lock in rates with a much faster turn time.
On May 22, 2017, Fannie Mae increased delegation to lenders to improve the speed and processing of Green Mortgage Loans.
When using a pre-qualified vendor, like AEI Consultants, Fannie Mae lenders will review and score reports without being required to send them to Fannie Mae for additional review.
Additional Fannie Mae changes include:
- Reduced sampling requirements:
|Number of Units||Minimum Number of Units in Sample|
|Less than 20||3 Units|
|5-100||Greater of (i) 5 units or (ii) 10% of total units|
|More than 100||Greater of (I) 10 units or (ii) 5% of total units,|
but not more than 30 units.
- Fannie Mae now requires testing of water fixture and toilet flow rates. Domestic hot water temperatures will need to be tested as well. Field assessors will need to plan to accommodate this additional data gathering.
- Fannie Mae clarified requirements for tenant data and is implementing the requirement that all property benchmarks be shared with them through the portfolio manager once the benchmark is complete.
- Fannie Mae has an updated 4099H Excel tool that includes water calculations, more uniform entries, and quality checks, particularly assisting lenders with water calculation reviews. This new tool will also help speed up the review process.
